    Carriage Hills Real Estate

    The Carriage Hills Subdivision in Cedar Park, TX 78613 is geographically located between New Hope and RM 1431 and the area west of Bagdad Road, continuing west, extending several blocks past Lakeline Blvd. (See Map)

    There are multiple section names within the subdivision and they are not all part of or managed by the same homeowner’s association(s) or HOA. Some of those section names include, The Crossing at Carriage Hills, Woods at Carriage Hills, Trails at Carriage Hills, Cedar Park One, and Carriage Hills. In total, all of the sections includes one thousand nine-hundred and sixty seven (1,967)* homes.

    Homes in the area were built during several phases of development which began in the early 90’s extending into the early 2000s when building was complete. The original construction was average to slighty above average, with mix of homes between approximately 1200 square feet to as large as 3500 square feet, for some of the two-story plans. Primary builders depending on the sections and timing are divided between DR Horton (DHI) formerly Milburn Homes, Centex Homes, and KB.

    With homes now ranging from 20-30 years old it has become what most would consider to be an “established” neighborhood, with a solid statistical history of appreciation and stability for owners or investors. Today most properties in this area are found to be well kept with many that have undergone significant updating, renovations, and improvements since the time of construction.

    The homes in Carriage Hills typically range from 1 to 4 sides masonry with 2-5 bedrooms and two car attached garages. Lot sizes vary somewhat but, usually range from about a tenth of an acre on the smaller homes to the largest around one quarter to one third of an acre.

    *Home count considered here as “Carriage Hills” (1,967) includes 234 homes that are legally described as being in the Cedar Park One subdivision. However, these homes are also managed by the Carriage Hills HOA and commonly referred to as being in the Carriage Hills Neighborhood.
